Buying real estate is not as easy as one may think, It's a complicated process that shouldn't be taken lightly. Knowing how to navigate the market including financing can change your life forever!

This episode gives a strategy that we suggest to our clients to help them make informed decisions about the property they wish to purchase. Overpaying for a home is not smart investing. You may have to hold on to the home longer then intended to accommodate the fluctuating real estate market. To ensure you are not overpaying for a home include an appraisal at the time of the offer! An appraisal will be used for any real estate transaction where funding is provided by a financial institution including a private lender. If the appraisal is lower then the price paid for the property, you as the investor will have to come up with the difference. If you don't have the difference and have waived financing, you could find yourself in court with the sellers. Protect yourself and your future by making sure you know what you are getting into before you waive your conditions.
