Signs You Need a Roof Repair

Don Kennedy with ProMaster Home Repair and Handyman of Cincinnati. Today's video is going to be all about roof repair. It hits home for me because the other day I wake up I look out on my back deck and I see a bunch of these. A bunch of loose roof shingles sitting out on my deck. This may happen to you where you see a little piece of roof shingle Not sure if it's yours or your neighbors. In any case, if you find this, there are some things to do right away to make sure you don't get a roof leak. First we are going to talk about how prevention of roof repair can be done with proper maintenance. Second, how to be proactive in determining the need for a roof repair. Finally, how to prepare for a roof repair to save you time and money. Here is a picture of one of the shingles that fell off the roof. Now some there's some things we are going to point out to you when we get up on the roof. We can see the nail holes did not hold this shingle onto the roof. The shingle was installed completely out of alignment and none of the tar seals are holding very well We're going to get up on the roof with my craftsmen Chip and he's going to point this out to you so that you can understand that even a 4 year old roof, if it's not installed properly, or not maintained, can have problems right away. Shall we get up on the roof, Chip? You can see that the nails were kind of holding it, it's the wind that got a hold of it. Where you have 5 1/2 inches on this one Here this one was down 6 1/2 to 7 inches They missed the seam by 1 1/2 inches. That's the straight line there that they should have followed. That would've been a straight line. You can see it here. This whole portion isn't sealed properly. Here you can see Chip pointing out the misalignment of shingles. Improper installation that means the tar strips on the backside of the shingles Don't line up and therefore the shingles will not stick to the roof. Here you can see two shingles that were butted up too close to each other. They can lift up, the wind can capture it and they can depart the roof in a storm. Here you can see an entire row of shingles that are not sealed down. All it takes is a couple good gusts of wind, which Chip is simulating, To pick up large sections of your roof and tear them right off. Now Chip is walking the entire length of the roof. All the ridges, valleys and surface to check for any unsealed nail heads. This is critical because these nail heads wiggle loose a little bit and allow water to get behind the shingle beyond the sheathing and create a great pathway to get into your home. These all need to be sealed and once again, lazy roofers didn't do it when they put the roof on for the first time. We've gone over the entire roof and this is why you can't just go out and shop as for a roofing contractor as a commodity. You can't shop for the cheapest price because there are so many installation errors that can cause this roof not to last very long. We sometimes joke in our business. that we like to see these construction defects and installation issues because it's where repair companies like ours get a lot of work. This is why it's really important to find a contractor who is experienced with craftsmen who are talented and do the job right the first time. You can see on this roof we are going all over repairing areas. Where shingles have been installed improperly. If you don't the roof will leak like crazy and get into your home causing all sorts of problems. Here is what we are going to do to fix this roof. It would be kind of absurd to tear this whole section of roof off because it's only 4 years old. We are going to replace the shingles in the areas where they are missing, Then we will apply appropriate sealant in all the areas where the shingles are at a little bit out of align. This will keep any storm or wind gust from grabbing a section and ripping off an entire section of the roof. Finally, we are going to go over the entire perimeter of the roof and check all the ridges and valleys to make sure any flashing or nail holes that aren't sealed get sealed up. When this is done, we will make sure and inspect and maintain this roof annually to hopefully get our expected 25-30 years of life out of it.
